We lease 423 acres in Butler County Kentucky. This has been a pretty good deer lease but the turkey hunting has been poor at best. It was an expensive lease for me and Bugfixer to cover by ourselves but we managed at $22 an acre. I just received the new lease and they have gone up... way up... so we let it go. It looks like most of the land around here is now going for around $30 to $35 an acre. that is just ridiculous. Its the out of state people coming in and paying these high prices that is driving it up. So, we are looking again and I am sure we will end up with less land than before due to the prices. We are thinking more about getting 2 or 3 small parcels instead of one big one. That way we can get some places that are good for turkey or deer and maybe not necessarily good for both. It would also allow us to let a lease go, if it doesn't perform, without losing our only place to hunt.

So, the hunt is on for new leases...   oh joy...

This is not the property that you just built the cabin on is it? Or do you own that property?

have you guys thought about buying your own place? interest rates are low. if you buy some land w/ tillable acres, you may be able to make the payment on the rent. i know some folks around here that made it work

No, the cabin is on 12 acres that I own...
That's what I thought, I didn't think you would build on a lease. Good luck on finding some good hunting land.

Ouch....that's $14K/year just for a hunting lease at $35/acre!!!  Plus, if it has tillable acres you're looking at $150-$200/acre for rent......I might need to buy some land in KY just to lease out!!!

if it has tillable land, the farming rights are leased out to a local farmer and the hunting rights leased out to us. It sucks. I thought about buying land but land isnt cheap here either...  hunting is no longer a common mans hobby....

Ouch for sure!!! that is a ton of money you pay for your/use to be your leased land...ouch!!! it will take you a few years to find some decent land to buy and you can thank the hunting community with letting the KY secret out on big buck....Big bucks brings big bucks!!

HM, best of luck finding a better place to hunt. 

I had 50 acres I thought I could begin managing some deer in KY, but now back in OK.
I still have the property up for sale in KY and hoping and praying it sells soon to a hunter.
Lots of turkeys and deer as property is on the Daniel Boone National Forest.

We just scored 125 acres for turkey only rights. Its a good first step and means we wont have to miss the upcoming turkey season.  ##$%#11    -0078

HM - have been following this thread and hopefully you guys (and the land owners) will settle down so you can go after the birds and later on put some feeders on it for the deer on the property..just to keep the does there!!

Bo, this is a turkey only lease. Basically we have possession of the land for the 3 weeks of Kentucky turkey season.

I figured I would update this post with new info...

We now have the following properties to hunt. We havent deer hunted them yet so that is still an unknown factor but they do look promising... I also included the pricing so anyone interested in hunting in KY will know what you are up against.

141 Acres in Butler County - 10 minutes from the cabin - year round lease - $2200 per year
58 Acres in Edmonson County - 50 minutes from the cabin - year round lease - $1700 per year
150 acres in Butler County - 10 minutes from the cabin - Turkey Season Only - $200 per year

We also discovered a lot of public land within 15 minutes of the cabin. We killed 1 bird off of it this year and jumped a few deer doing it. Im not big on public land hunting but the fish and game guy told us its pretty dead during the week so we may do some hunting there, especially for does.

Well, thats us for the coming year. We just finished planting a 1 acre food plot in soybeans on the edmonson property and we will plant a few acres of plots, this fall, on the 141 acre tract.

Sounds like a sweet situation HM, good luck with the plots and the hunts.  Having your own ground would be ideal, but when you consider the expenses of property taxes, insurance, etc it doesn't sound like you're in a bad situation by comparison.

up here owners will sometimes do a contract for deed w/ ownership cause. I don't trust leases, but kind of have one in SD for deer only.

at least they are letting you put plots in. I hope it's a LT lease or you may be working for someone else. good luck
